Colin Bryce experienced this firsthand and envisioned a different approach - not just another real estate website, but a platform that connects people based on their interests and needs. House Hint operates like 'Tinder for real estate,' using AI-based matching to automatically make listings discoverable to the most relevant audience. The platform features three distinct compartments: an admin interface for property management, a subscription-based model for sellers to list their assets, and an innovative 'interest' feature that connects buyers with sellers. Rather than handling transactions directly, House Hint focuses on creating meaningful connections between suitable parties, fostering a community where business gets done through genuine relationships. This approach has made House Hint a standout solution in Canada's competitive real estate landscape.

House Hint is built on a three-tier architecture designed for scalability and user experience. The admin compartment features a well-designed, intuitive interface for property management and listing oversight. The client-side platform serves two distinct user types - buyers and sellers - with AI-powered matching algorithms at its core. Next.js 14 with App Router ensures optimal performance and SEO for property discovery. PostgreSQL with Prisma ORM manages complex property data, user preferences, and matching algorithms. The AI-based system automatically analyzes user behavior, preferences, and listing characteristics to surface the most relevant properties to interested buyers. Mapbox integration provides interactive property visualization and neighborhood insights. The subscription-based architecture supports package-based listing models, enabling flexible monetization while maintaining platform quality.
